1. Room rates are quoted in Thai Baht include Breakfast, complimentary round trip airport transfer, free shuttle bus to Phuket town or Patong.

2. Breakfast inclusive rates are based on the following:

(a) Junior Suite - breakfast for 2 Persons/Day

(b) Family Suite - breakfast for 4 Persons/Day

3. Family Plan:

No charge will apply for children of 12 years or under, sharing parent's room utilizing existing bedding. Children over 12 years of age shall be considered as adults.

4. Room Occupancy

Such rooms confirmed shall be made available for occupancy after 2.00 p.m. on the day of arrival. Check out time is 12.00 noon. Rooms used from 3.00 p.m. to 6.00 p.m. on the day of departure will be charged at 50% of the rate. Rooms occupied beyond 6.00 p.m. will be charged at the full rate. To guarantee early check-in (before the official 2 p.m. check-in time), room must be booked the previous night with a one night room charge applicable.

5. Maximum Occupancy Allowed:

(a) Junior Suite - 2 adults & 2 children or 3 adults

(b) Family Suite - 4 adults & 2 children or 5 adults & 1 child

** Only one extra bed is allowed per villa and residence **

6. Meal Rates

- A La Carte Breakfast : Adult : 500 Baht per meal and Discount 50% for Child (4 to 12 years old).

7. We reserve the right to change these prices, product details, all terms and conditions at anytime without prior notice.

Cancellation and No Show Policy

All cancellation or amendment must be made in written notice or email to us with our acknowledgement within:

- 30 days prior to arrival date for High Season (01 Nov - 30 Apr). Otherwise, we reserve a right to charge at least 50% of the total room rate per room.

- 20 days prior to arrival date for High Season (01 Nov - 30 Apr). Otherwise, we reserve a right to charge at least full prepayment room rate per room.

- 20 days prior to arrival date for Low Season (01 May - 31 Oct). Otherwise, we reserve a right to charge at least 50% of the total room rate per room.

- 10 days prior to arrival date for Low Season (01 May - 31 Oct). Otherwise, we reserve a right to charge at least full prepayment room rate per room

- 37 days prior to arrival date for Peak Season (21 Dec - 10 Jan). Otherwise, we reserve a right to charge at least full prepayment room rate per room.
If you wish to cancel your booking before the cancellation due date, we apply a cancellation fee at 7% of total amount (if 7% is less than 1000 THB, we reserved the right to charge up to 1000 THB).
For any “Cancellation / Amendment”, 3.5% service fee of payment through credit card is non-refundable in all cases.
No refund for “Early Check Out” & “No Show” (failure to arrive).
