1. All rates quoted are inclusive of  ABF, based on per room per night basis.
2. Free room stay is given to children (maximum 2 per room, unless otherwise stated) under 12 years old sharing the same room and bedding with their parents. Additional charge of breakfast will be imposed as per contract meal rates.
3. Full Moon condition: a minimum 3 nights stay is required with complusory full moon surcharged at 500 THB/room/night during full moon days.
Full Moon days including 1 day earlier or later than the full moon days. 
4. Check in time is 2 p.m. overnight rate will be charged to guarantee check in before 2 p.m. Check out time is 12 noon on the day of departure, Late check out is subjected to availability and will be charged at 50%. of contracted room rate if check out prior to 6 p.m. and full overnight rate if after 6 p.m.
5. Meals Rate: 
* ABF : 500 THB per Adult and 250 THB per child.
6. Airport Transfer:
* 850 THB per way per pax (Samui airport-Ferry-Thong Sala pier(koh phangan) then to hotel.).

Cancellation and No Show Policy

  • Cancellation and No show Policy :
    1. All cancellation or amendment must be made in written notice or email with our acknowledgment within 45 days prior to arrival date.  Otherwise, we reserve a right to charge at least one-night room rate in low season. charge  least two-night room rate in high season, charge at least five-night room rate in peak season.
    2. If you wish to cancel your booking before the cancellation due date specified in the confirmation email, we apply a cancellation fee of up to 1,000 Baht.
    3. For any Cancellation / Amendment , 3.5% service fee charged is non-refundable in all cases.
  • No show: total payment will be charged. 
  • Full prepayment. Visa/master Card is accepted plus 3.5% service charge. Without credit card guarantee or cash deposit, no booking is confirmed.
