Due to the increasing popularity and attraction for buyers to operate them as both as private residence and holiday rentals, LeBayburi is a brand that represents such properties, for both villas and apartments.

Service standards are comparable to 4 and 5 star hotels and resorts but without some of the more traditional facilities of large hotels.

Astudo Hotel and Resort Management has experience with not only management of residences on behalf of owners, but also the operation and management of juristic persons and public area management.

The Le Bayburi is unique as a residential management brand, as typically most residences are un-branded and do not have the advantage of a chain association. Being part of LeBayburi means owners can enjoy international and local exposure that is normally only available to large international branded residences.

Owners of Le Bayburi villas and apartments will have the opportunity to derive income from the property, while they are not using it. The rentals will typically be of a short term nature, and provide flexibility to owners who may not wish to use the villa/room during certain periods. The management of the villas/rooms includes: cleaning, security, management, and collection of rental income etc.

Cancellation and No Show Policy

1. All cancellation or amendment must be made in written notice or email to us with our acknowledgement within 30 days prior to the group’s/ FIT’ scheduled arrival. In the event that this written notice is not received within the time limit stated and in the event that there is no show from the group/FIT the deposit will be forfeited automatically or a no show charge will be applied of 1 night.
2. If you wish to cancel your booking before the cancellation due date specified in the confirmation email, we apply a cancellation fee of up to 1,000 Baht.
3. For any Cancellation / Amendment , 3.5% service fee charged is non-refundable in all cases.
No show: total payment will be charged.
